International Paper Savannah Mill Site Listed for Sale Following Closure

The former International Paper mill site in Savannah has been listed for sale, presenting a 735-acre industrial redevelopment opportunity within the city's established industrial corridor.

The property is being marketed for a range of potential uses, including logistics, manufacturing, distribution, heavy industrial operations, and large-scale redevelopment projects. The site is zoned Heavy Industrial and is listed as a single lot.

According to the marketing materials prepared by real estate firm Cushman & Wakefield, Gilbert & Ezelle, the property was previously operated as a paper mill campus and offers extensive existing infrastructure along with a scale that is increasingly difficult to replicate in today's industrial development environment.

The site also provides direct access to key transportation infrastructure, including the Port of Savannah, Interstate 16, and Interstate 95, making it suitable for industrial and logistics-related development.

International Paper announced in August 2025 that it would close its Savannah and Riceboro operations. The Savannah facility officially ceased operations in September 2025. The listing of the former mill site marks the next phase in the property's transition, with the existing industrial infrastructure expected to support future redevelopment opportunities.
